These terms and conditions govern your use of the website alpianaliproperty.com and the services offered by Alpian Ali Property. By using this site, you agree to comply with the terms stated herein.

Scope of Services

Alpian Ali Property provides property consultancy and representation services, including:

  • Residential property sales
  • Residential property rental
  • Commercial property and land transactions
  • MM2H advisory and property investment guidance
  • Market valuation services

Agency Fees & Commission

Our agency fees are as follows:

  • Residential sales: 3% of the sale price (negotiable for high-value properties)
  • Rental: 1 month's rent per 1-year lease
  • Initial consultation & market valuation: Free, no commitment required

Fees are only payable upon successful transaction (signed SPA or signed Tenancy Agreement). No hidden charges.

Client Responsibilities

Clients are responsible for:

  • Providing accurate and complete property and personal information
  • Disclosing any encumbrances, disputes, or restrictions on the property title
  • Ensuring you have the legal right to sell or rent the property
  • Complying with the terms of any agency agreement (if exclusive)
  • Cooperating with solicitors and banks during the transaction process

Our Responsibilities

As a registered agent, we will:

  • Act in your best interest in every transaction
  • Provide honest advice based on real market data
  • Handle your personal and financial information with strict confidentiality
  • Comply with the Code of Ethics of the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia (BOVAEP)

Limitation of Liability

Alpian Ali Property endeavours to ensure all information on this website is accurate and up to date. However, we are not liable for losses arising from:

  • Outdated information (always verify the latest property status with us directly)
  • Purchase or sale decisions made without personal consultation
  • Changes in government policy (taxes, RPGT, foreign ownership thresholds) after articles are published

Intellectual Property

All content on this site — text, images, logos — is the property of Alpian Ali Property or authorised contributors. Use of any content without written permission is prohibited.

Amendments

We reserve the right to amend these terms at any time. Amendments take effect upon publication on this website.

Governing Law

These terms are governed by the laws of Malaysia, including the Valuers, Appraisers, Estate Agents and Property Managers Act 1981 and the Consumer Protection Act 1999. Any disputes shall be resolved in Malaysian courts.
